Replacing Windows

The short answer

For most unlisted houses outside an Article 4 area, replacing windows with ones of similar appearance is permitted development and needs no planning permission. Listed buildings, flats, Article 4 areas and big changes of style or material may need consent.

Last reviewed September 2026 · General guidance, not legal advice

Usually straightforward

Like-for-like replacement on an unlisted house, where the new windows are of similar appearance to the existing.

Worth checking first

  • Listed buildings
  • Flats and maisonettes
  • Article 4 directions
  • Changing material, opening style or glazing bars
  • Making openings bigger

Building regulations still apply

Even when no planning permission is needed, replacement windows must meet building regulations. Installers registered with a competent person scheme can self-certify.

Questions

Can I change from timber to aluminium?

On many unlisted houses yes, but a change of material may need permission where controls apply. Check first.
